Get results in days, not monthsResults in days, not monthsSelf storage lead generation sounds simple: fill the empty units. In practice, owners get pitched by aggregators, website vendors, call centers and agencies who all use the word lead differently. This page explains lead generation for self storage operators from the buyer side: what a fair program covers, how a reservation differs from a move-in, which questions expose weak vendors, and what a monthly report should put in front of you.
Know the product
A renter rarely plans far ahead. Someone sells a house, a college student heads home for the summer, a contractor needs a place for tools, or a family downsizes. They search on a phone, look at the map pack, check reviews and photos, compare gate hours and climate control, and call or reserve with one or two facilities. Most of the decision happens before they ever see your office.
That shape tells you where lead generation for self storage does its work. Your Google Business Profile, your reviews, a fast mobile page for each facility with unit sizes, current rates and a reserve button, and answers to the questions callers ask. Search ads are useful when occupancy is low or new units open. Beyond those, there are local pages for each neighborhood you serve, vehicle and business storage landing pages and, in some markets, outreach to movers, realtors and property managers.
A real self storage lead is a call, reservation or rental request from someone who needs space in your trade area. The final measure is a move-in, not a reservation. Many reservations never convert, and a vendor that counts reservations as success without showing move-ins is measuring the wrong thing. Ask each prospective partner how it defines a lead, how it learns about move-ins and who owns the data.
Speed at the front desk decides more rentals than most owners expect. A caller who reaches a voicemail at lunchtime will often try the next facility before you call back, so we look at how calls are answered, whether the office can handle a reservation by phone and what an after-hours caller hears. A team that is excellent at turning a call into a visit gets more from the same demand than a team that is not, and no vendor can fix that part from the outside.
We build and run self storage lead generation programs for operators on channels the operator owns. We do not sell or broker leads, and we do not take a cut per rental. Your management software, phone system and office team stay in place; our work supplies the demand and the records that show where it came from.
Buyer questions
It includes your map listing, a fast page for each facility, local pages for the areas you serve, search ads when needed, review handling, call and reservation tracking, and monthly reporting. It should connect to your management software so you can see which sources produce move-ins rather than just inquiries.
Our RankGuarantee™ local pages are $495 a month for 25 new pages, Organic Growth plans are $1,495, $2,495 and $3,495 a month, and managed ads run $895, $1,595 or $2,295 depending on platforms, with ad spend paid separately. There is no setup fee or contract. Ask any vendor for its pricing in writing, including what happens to your accounts if you leave.
Per-lead pricing can look safe but sets the vendor up to count anything as a lead. A flat monthly fee paired with a report that shows calls, reservations and move-ins by source keeps the incentives honest. Whichever model you choose, require a definition of a lead before you start.
You should. Insist on being the owner and primary manager of your Google Business Profile, your domain and your ad accounts, with the vendor added as a user. If a vendor holds those accounts, leaving them can mean rebuilding your visibility from zero.
No. A reservation is a stated intent. A move-in is revenue. Track the gap between them and ask your vendor what share of reservations arrive on the move-in date. If many do not, the cause might be slow follow-up, unclear pricing or unrealistic offers on the page.
They can help in slow months, but they also train renters to wait. Test them on the page and in ads for a limited period, record move-ins from each offer and compare them with periods without one. Offers should be accurate, with the terms visible, to meet advertising and consumer protection rules.
Each facility needs its own listing, page, tracking number and report line, since each serves a different trade area. A shared template is fine for structure, but the content, photos and local details should differ, so your pages do not read like copies.
Marketplaces can fill units quickly and sometimes charge per move-in or reservation. They are a way to rent a spot on someone else audience. Owned channels build visibility you keep. Many operators use both, then compare cost per move-in from each source.
Review state and local rules on advertised rates, fees, insurance requirements and lien notices. Make sure that every price on a page matches what the office charges, and that the fees are disclosed. When in doubt, ask your attorney, since this is not legal advice.
Working together
We review your listings, pages, phone handling and software, then set a target for calls, reservations and move-ins that your office can actually serve.
Tracking numbers, reservation source codes and access to your accounts go in first, before any new content or ads.
Each facility gets accurate unit sizes, features, hours and photos, with local pages for the neighborhoods you serve.
Search ads fill units that are slow to rent and promote new inventory. We start small and expand only when move-ins show up.
You get a report in plain language, a short call and a list of changes for the next month.
Flags
Ownership
The vendor adds itself as a user and hands over logins on request. Your name sits on the profile, the domain and the ad accounts.
Measurement
You can see reservations and actual rentals by source, even if the matching takes manual work at first.
Honesty
They tell you what they cannot control, such as your rates, your office hours and your competitors.
Counting
If calls, form fills and click-throughs are all counted as leads, the total will always look good.
Promises
Nobody controls your market, so any promise of a specific occupancy level or a map position is a warning.
Control
Long terms, early exit fees or vendor-owned profiles make it expensive to leave when results disappoint.
